- On Monday, February 16th, extensive vehicle damage was caused at Twin Parks around 2am. Landscaping repair quotes to address the damage are quoted between $1,800-$3,400.

- If you have lost/broken access cards/fobs for the Clubhouse/Fitness Center/pools, you can request new ones HERE. There is a limit of two per lot.
- To promote consistency across our community amenities, the smoke-free designation currently in place within the pool areas will be extended to include the Clubhouse. This adjustment ensures a consistent smoke-free environment both inside and immediately outside the Clubhouse, aligning the building and its surrounding gathering areas with the standards already established at the pools. Appropriate signage stating “No Smoking Within 25 Feet” will soon be installed in visible locations consistent with community aesthetic standards.
- McCullough does not have the authority to install speed bumps, traffic control devices, or permanent road signage. The roads within our community are still under the control of the developer, Pulte, and have not yet been formally turned over to the municipalities of Pineville and Fort Mill. Until that transition occurs and the roads are officially accepted by the respective Towns, any installation of traffic control measures must be approved and implemented by the party with jurisdiction. The HOA cannot independently alter roadway conditions or install signage on developer-controlled roads. We understand that speeding is a concern and we continue to communicate these issues through the appropriate channels. Once the turnover process is complete, future traffic calming measures can be evaluated in coordination with the municipalities.
- Signage: No sign of any kind, whether temporary or permanent, shall be erected or displayed within the Community without the prior written consent of the Board except:
- one professional security sign smaller than 4" x4"
- signs required by legal proceedings
- one "For Sale" or "For Lease" sign (additional requirements noted in governing documents)
- political campaign/candidate (additional requirements noted in governing documents)
- McCullough homes have recorded setbacks and easements as part of our community covenants. These areas may be reserved for utilities, drainage, access, or required distances from property lines. Homeowners are responsible for ensuring improvements do not encroach into these areas. If items placed within a setback or easement must be removed for access or maintenance, replacement costs are the homeowner’s responsibility. Reviewing your plat or survey before starting an outdoor project can help avoid costly surprises.
- Reminder: It is always best practice to lock your vehicle and remove any valuable items.
- Duke Energy will be trimming trees near the power lines in the area noted below in red, but it will not be done for a couple months.
 - The new reserve study draft has been shared with the Board. Once December financials have been finalized, we will provide the year end balance to the vendor to use for the updated study. Once that has been done, the study will be published for owners to see!

| Landscape Committee Notes See below the fertilization schedule for NC single family homes, and all common areas. TruGreen has been contracted by the Board of Directors to perform fertilization treatments for the McCullough Neighborhood in 2026. The first treatments are scheduled to begin on Wednesday, March 4, 2026. The work is expected to take 2-3 days in total. These treatments will need to be watered in; however, be sure to wait several hours or even until the next morning to water. US Lawns will be mowing on their regular schedule Monday-Thursday, and TruGreen will be following that rotation for fertilization treatments. The annual schedule is below:
Treatment 1 | Early Spring: February/March March 4-6, 2026 | This will include a liquid treatment that will include pre-emergent, post emergent and fertilizer. Please keep dogs/cats off until it dries. This usually takes an hour or so. Afterwards, it’ll be fine once dried. |
Treatment 2 | Late Spring: April/May | This will include a liquid treatment that will include pre-emergent, post emergent and fertilizer. Please keep dogs/cats off until it dries. This usually takes an hour or so. Afterwards, it’ll be fine once dried. |

NC Single Family Homes ONLY: - 9/10 - 9/21: Service Irrigation systems
- Homeowner Action: NC single-family homeowners need to service their irrigation system and ensure heads are not clogged and are working properly.
- 9/15– 9/21: Please mark/flag your sprinkler heads (preferably after your weekly mowing service – zone map is available on the website).
- Please note: Any damage from aeration (the following week) to unmarked sprinkler heads will be the homeowner's responsibility.
- 9/22 – 9/30: Aeration and seeding by US Lawns
- Homeowner Action: Seeding takes 2-4 weeks to germinate based on weather and soil conditions. Please ensure you're adequately watering your lawns and minimizing foot traffic to promote seed growth.
- 9/29 – 10/30: Final pruning, leaf clean up begins
- Homeowner Action: If you would like certain bushes/landscapes to not be pruned, please tie a neon pink/yellow/orange ribbon on that specific plant. The crews will know to skip it.

- Homeowner Action: NC Single-family homeowners need to clean up Halloween and/or Fall decorations to allow US lawns to continue mowing for the remainder of the season.

Pulte Updates Alley Project Update as of 3.12.26 Please see the map below, which has been updated to reflect completed alleys, and the next ones up!
- Alleys 1, 2, 3, 9, 10,14, 15, 16, 17, 18, 19, 20, 21, 22, 23, & 24 are complete.
- Alleys 3 is finished. Alley 4 has some additional repairs that will commence with alleys 5, 6, and 7, either Friday or Monday (weather pending).
- The next alley repairs will commence Friday, March 13th or Monday, March 16th (weather pending). The next repairs are alleys 5, 6, and 7. Please find the latest alley repair schedule attached for reference purposes.

- As the weather warms up, it’s tempting to start home improvement projects. Take a look around the exterior of your home first and consider pressure washing, cleaning, or touching up paint if needed. Addressing any issues now can be preventative in the future, and help avoid a violation saving you a headache, and our community money!
- Ready for a home improvement project? First review the governing documents and Neighborhood Living Standards (NLS). Second, submit an application for review (don't forget to wait for approval before beginning!)

- The Pineville Police have noticed that many homeowners have not altered their Wi-Fi router's SSID from the default settings, potentially leaving them vulnerable to attacks from hackers. Many routers come with standard SSIDs (Wi-Fi names) and corresponding default passwords, which can easily be found online. It is recommended to change both the SSID and network password to something more difficult to guess for enhanced security.
- Keep in mind that wearing light-colored or reflective clothing while walking or running at night contributes to a safer environment for both yourself and your fellow neighbors who are driving.

Communications To help reduce the number of emails you receive from the Association, the Board will now (try to limit) communication to one weekly neighborhood email with important announcements, upcoming events, things to know, etc. The weekly email will be called McCullough Minute and will be sent on Wednesdays. Other emails may be sent separately as necessary, but we will do our best to stick to the weekly email.
| EBlasts & Updates The Board has received several inquiries regarding the display of political signs and flags within our neighborhood. This is a reminder that the McCullough Covenants specifically address this matter in Article VI: Use Restrictions and Rules, Section 3: Signs. Political signs are those advocating for voters to elect a certain candidate for public office or to vote one way or another on a certain issue. A political sign may only be displayed on McCullough properties if it is no larger than four (4) square feet, is displayed no sooner than forty-five (45) days prior to the election, and is removed within seven (7) days after the election. Flags advocating for the election of one candidate/issue or another fall under this "sign" definition and must me the same restrictions. Please note that the board has the authority to impose a fine of up to One Hundred Dollars ($100) per day for violations of this Section. Thank you for your cooperation and understanding.

Crystal Lake - Dam Reconstruction Updates: |
Following the reconstructed dam failure in August 2024, the Board engaged outside legal counsel to advise the Association on its potential legal recourse against the parties involved in the design and construction of the initial dam repair. As of September 2025, the Association is exploring mediation with all parties to reach an acceptable resolution as quickly as possible. Once the legal process concludes, the Association will need to consider its next steps with the project taking financial implications and community interests into account.
2.13.26 Broadcast Email: We are writing to provide an update regarding the matter involving the dam and the associated legal proceedings. The Board of Directors recently participated in mediation related to this issue, and we are pleased to inform the community that the parties have reached a settlement agreement. This resolution allows us to move forward and focus on the continued safety and stability of the community’s infrastructure.

Board Corner In September 2022, the board and standards committee initiated the approval process for the implementation of permanently installed LED lighting on roof lines. After consulting with vendors and gathering input on its usage in other communities, a set of conditions was established for all Architectural Review Committee (ARC) approvals of this "new tech." However, these conditions have not yet been detailed in the Neighborhood Living Standards (NLS). This technology differs from light strings, which are prohibited outside of holidays according to NLS standard #2. The LED lighting system is installed on tracks, concealed along the roofline, and typically not visible from the sidewalk when not in use.
The visual appeal that persuaded the board and standards committee, who initially had concerns about its non-holiday usage, resembles traditional accent lighting. This type of lighting is used to highlight specific architectural features and landscape elements on the front of homes. Thoughtful use of the programmable features can simulate this but does take some effort and is somewhat subjective to avoid the holiday decorative look.
The following are the criteria that the board will consider for LED lighting applications: - Bulb spacing is to be a minimum of 12” inches apart. Max wattage per bulb in a string to be 20 Lumens as measured at 18” distance or less as rated for maximum setting.
- Outside of holidays (October 1 – January 15 and one week before/one week after other “minor” holidays), homeowners may use only white lights and non-blinking settings per the existing NLS rules.
- Use of warm light selection is preferred and recommended for exterior accent lighting.
- During non-holiday usage, run the sequence on every 5th bulb.
- Only eaves and areas lit on the front of the home are permitted. Lighting on the sides of homes facing neighbors is prohibited.
The board reserves the right to audit lighting schemes post-installation and require adjustments to lighting levels settings based on visual observations as it impacts the neighborhood including aesthetic considerations, outside of holiday periods.
