OVERVIEW
The goal of the Architectural Review Committee (ARC) is to ensure that all residential properties adhere to the aesthetic standards as set forth in the McCullough Neighborhood CC&Rs and outlined in the Neighborhood Living Standards.
Homeowners planning on making any exterior modification or improvement to their property or landscaping, or altering the structure in any way, must submit a request to the Architectural Review Committee (ARC) for approval prior to starting the project. Common examples requiring approval would include painting your house a different color or removing a tree in your front yard.
SUBMITTING AN ARC REQUEST
1. Complete the ARC Request form in its entirety below. An auto-confirmation will be sent to the homeowner once received.
In order to streamline this process, please include all of the following information in your submission. Incomplete applications will cause a delay in reviewing your requests. If needed, the committee may ask for clarifications or request re-submission.
- Property Survey or GIS (Geographic Information System) containing a dimensioned drawing of the location of the improvement or modification. The drawing/survey must clearly indicate the distances from the house to the property lines, and the presence of any easements in the work area. - Photos of any materials being used, paint colors, and/or images of the areas being updated
2. Applications will be reviewed for completeness and then forwarded to the ARC Committee for review. Decisions will be rendered within 60 days of the ARC Committee receiving the completed application.
3. Once a decision has been made, the homeowner will receive both an email from the management company followed by an official approval or disapproval letter. The request will be filed and maintained by the HOA for future reference.
4. Once the final approval is received by the requester, the requester may then start their project.
PENALTIES FOR NOT SUBMITTING AN ARC REQUEST
Conducting an exterior moderation without proper permission constitutes noncompliance of the McCullough HOA rules and covenants. Penalties may be assessed to the homeowner and/or the requirement to return the property to its original condition at the homeowner’s expense.
