Gate Codes - October 2025 Owner: 1967 Vendor: 1988 Contractor: 1225 2026 Assessment RatesAs adopted by the Board, the 2026 annual assessments will be: Undeveloped Lot: $2,500 Developed Lot:L $2,900 Assessments will be due January 1, 2026 Budget Ratification Meeting The 2026 Budget Ratification Meeting is scheduled for December 6, 2025, at 11:00 AM. The meeting will be held at High Mountain Camp. Per NC 47F-3-103(c): "Within 30 days after adoption of any proposed budget for the planned community, the executive board shall provide to all the lot owners a summary of the budget, and a notice of the meeting to consider ratification of the budget, including a statement that the budget may be ratified without a quorum. The executive board shall set a date for a meeting of the lot owners to consider ratification of the budget, such meeting to be held not less than 10 nor more than 60 days after mailing of the summary and notice. There shall be no requirement that a quorum be present at the meeting. The budget is ratified unless at that meeting a majority of all the lot owners in the association or any larger vote specified in the declaration rejects the budget. In the event the proposed budget is rejected, the periodic budget last ratified by the lot owners shall be continued until such time as the lot owners ratify a subsequent budget proposed by the executive board."

Snow Plowing We hope everyone has had a good holiday season and enjoyed the snow, if you had snow where you are. Because snow plowing is one of the largest expenses that the POA covers, it is important that we minimize this cost when we can. To do this, it is best if all plowing requests for the common roads in Sunalei, beyond those listed below, are made when a snow event is predicted so we know whether we need to plow the road to your location. Requests coming in after plowing is completed incur additional expenses. Also, during a prolonged snow event, multiple passes are made so the snow doesn’t become too deep. Plowing becomes more difficult if there has been an especially heavy snow, and no plowing has been done until after the event is over. We ask that you direct your requests to Kuester, our management company, and let them know if you plan to access your home/lot. Kuester can then provide a single inclusive request to the snow removal company when a snow event is expected.
